Buffington Elementary School

The former Buffington Elementary School off Ga. Highway 20 east of Canton will be sold as surplus property.

Nearly 10 acres on Ga. Highway 20 that include the historic Buffington Elementary School building and additional education facilities are on the market for an asking price of $1.3 million.

The Cherokee County School District property that was formerly the Buffington Educational Services Center was listed Friday. It has already received a lot of interest and has started to receive offers from potential buyers, said Larry Culbertson, president and managing director of PHP Commercial, which is under contract to sell the site.

“The interest we’re seeing in the first few days, it won’t be listed for very long. I expect it will be gone in the next few weeks,” Culbertson said.

The property, located at 4568 Cumming Highway Canton, is 9.9 acres, and includes the Buffington Elementary School building, a gymnasium and an additional classroom building. The three buildings total 25,880 square feet.

The school building dates back to 1910. A gymnasium was built in 1958 and another addition was built in 1971, according to the school district. The land was used as a school campus until 2007.

It was home to offices for the school district’s counselors and other employees until last year. Since then, the campus has been vacant except for the gym, which is leased to Cherokee County Recreation and Parks Agency, and subleased to Carlos Adams Basketball.

Adams, who has been coaching youth basketball in the Buffington gym for over a decade, said the future of his programs are uncertain because of the sale. He coaches youth basketball teams and provides individual and group training, and has personally invested in maintaining the gym, he said.

“I am in the process of trying to find a place, because it has disrupted what I was doing,” Adams said to the Tribune Thursday. He added that though the school district has offered to help him relocate, he’s asked a local church for help.

Culbertson said there has been a variety of uses buyers are interested in for the property.

“We had four different groups that toured the property. The uses ranged from commercial use, to school use, to a nursery, or a plant and garden center,” Culbertson said. “There’s all kinds of creative uses for the property.”

The current zoning, R-80, limits uses to churches, schools and educational institutions. Though some buyers are interested in developing the land for commercial use or for a residential neighborhood, to do so they would have to apply for a rezoning with Cherokee County.

District spokeswoman Barbara Jacoby said the proceeds of the property will be deposited into the CCSD’s general fund. The money is planned to help support capital projects, for new or existing educational facilities.

This seems to be the hard time for all people (home buyers/sellers and realtors). However, many people still find out opportunities in crisis. Stocks have fallen, entire industries are putting themselves on pause. The coronavirus crisis has disrupted the housing market. But with rates low and home sellers anxious, home buyers could find good chance to own a property like The Cherokee County School District.
